Located in the hills south of Sunset Jumction is this Silver Lake Tradional-Home with mid-century accents. The street below these sliding glass doors is a quiet cul de sac called Kodak Drive so these windows can be left open and still feel secluded.

This home was one of my favorites of the day. The huge ceilings and architectural details make you forget it is a townhome. The bedrooms each have a unique view of the hills and city. There are a lot of things that makes this home special;  very spacious and voluminous professional grade kitchen with outdoor dining room, floor to ceiling windows throughout, pocket doors and a large garage with studio space to name a few. For me thought the The most special feature of this home is it's location. It's so quiet, yet very close to Sunset Junction and has good access to 101 freeway onramps at both Silver Lake and Benton. Black Cat, Bar Stella, Intelligentsia, Casbah Cafe and the Silverlake Conservatory of Music are within a 7 minute walk.

4311 Clayton Ave - Los Feliz

The owner of this house do an impressive job of turning a 575 square foot Los Feliz Square home into a really comfortable and functional place to live.

The place is packed with charm and smart touches. The current owner is a architect who made very thoughtful and tasteful choices. This place is all about the details. The pictures are great but it has to be seen to appreciate what is really going on here.  Eat-in kitchen, large built-ins, shelf, second bedroom doubles as an office, small but very private back yard/patio area that is just big enough for a romantic meal outside for two are some of the features that make this feel bigger than it is.

I'm curious to see how this appraises at over $1,000 square foot but I don't think that will keep it from selling. The location is good and it would make for a perfect pied e terre because you can lock it up from the gate below and feel safe.

Walking distance to the ever-charming Tiki Ti (when it opens up again) and El Chavo. It's also very close to the Vista Theatre and Best Fish Taco in Ensenada on Hillhurst Ave.
