We were referred to a family with two kids under the age of 10 who wanted to sell their condo and buy a home with a yard.  

The challenge: Find a great home with a yard, in a good school district in their price range that would accept an offer contingent on the sale of their condo. 

It took exactly 60 days to list their condo and move into their new home. They were lucky in that the first offer they wrote on a home was accepted. They received multiple offers on their condo which sold for $30K over asking.  

Day 1:  

  • Begin preparation of sale of the condo

  • Start new home search for a home/Seller willing to take an offer contingent on the sale of a property

Day 6:  

  • Our Buyer’s Agent, Amir, took on this task and within a week was under contract on a recently remodeled home in Eagle Rock. He negotiated a 60 day escrow contingent on sale of condo

  • Delevan, the local elementary, is rated a 9/10 by Greatschools.com, Eagle Rock High is a 7/10 and improving

Day 12: Condo listed for sale

Day 20: Accepted an offer on the condo $33,000 above list price

Day 22: Our Buyers negotiated repairs / price reduction on their purchase and lifted inspection contingency on purchase

Day 27: This is where the challenges began on the condo sale. There was a leak in the building’s plumbing which required removal of walls and possibly mold remediation. In addition there was active moisture found in other areas of the condo which may have been caused by another unit’s plumbing or AC. Mold tests came back positive in almost all the locations. The Buyers who were in escrow had a family member who had just dealt with a serious mold issue so to say they were concerned would be a gross understatement. It was important to assure the Buyers that we (Listing Agent and Sellers) were going to work together with them to understand the source and find a solution with full transparency. We involved the HOA president, multiple plumbers, mold testers, mold remediators, contractors and general inspectors and came to a clear pathway forward. It took an additional four weeks and cost our clients just under $5,000 to remedy the issue. Some remediation was done by the Sellers and the Buyers agreed to remediate the rest of the mold after the sale closed.
